02 · What a tip earns you
No “reward at my discretion”. The terms are set upfront and I confirm them in writing:
A sale: 10 % of my realised commission
If your tip turns into a sale, you get a tenth of what I earn. For a typical Brno flat that means thousands to tens of thousands of crowns. The entitlement arises when the deal completes — the property is transferred in the land register and my commission is paid.
A letting: CZK 500–1,000
A tip that ends in a signed lease earns you CZK 500 to 1,000 depending on the size of the deal. Small money? For one message you'd have told me over a beer anyway, not bad at all.
The reward is paid for tips that create new business. If I'm already talking to the owner, or someone sent me the same tip before you, I'll tell you straight away in our first call.
03 · Fair rules
—I confirm the reward terms in writing before anything starts — in the automatic reply to your tip and again on the phone.
—Order matters: the reward belongs to whoever sent the tip first. I'll tell you right away whether yours is new.
—I never approach the owner without agreeing it with you first. You know best how to handle them.
—If the tip doesn't turn into a deal — the owner declines, the price doesn't work — there's no reward. But you'll hear it from me, not from silence.
—You can tip repeatedly. The best tipsters are building caretakers, hairdressers and pub landlords — they hear everything first.
04 · Frequently asked questions
When am I entitled to the reward?
For a sale, once the property from your tip is sold and transferred in the land register and my commission is paid — you get 10 % of it. For a letting, once the lease is signed; the reward is CZK 500–1,000. Both are confirmed to you in writing right after your tip arrives.
Does the owner have to know?
They don't, but it helps. I approach the owner only after our phone call, and we'll agree whether I mention you or come “on my own initiative”. I won't call them without agreeing it with you.
What if more people send the same tip?
Order of arrival decides — the reward belongs to the first one. If I already have the tip, or I'm even in talks with the owner, you'll hear it from me openly in our first call, not after six months of silence.
How and when is the reward paid?
By bank transfer, right after the deal completes — for a sale after the land-register transfer and commission payment, for a letting after the lease is signed. No waiting “till the end of the quarter”.
