01 · How the consultation works

  1. You get in touch

    You tell me what you're selling, where it is and how long it's been listed. From the address I confirm the price of the consultation straight away and we agree a time.

  2. You get the papers ready

    The listing, the title deed, the energy performance certificate, a floor plan and a current land registry extract. If something's missing, say so upfront — that's often part of the answer to why it isn't selling.

  3. I come to the property

    I walk through it with you, not from photos. I look at it through the eyes of a buyer standing there for the first time and making up their mind within minutes.

  4. We go through five areas

    The price, the listing, the property, the paperwork and the viewings. For each one I tell you specifically what I'd change, in what order, and what it takes.

  5. You're left with a list of steps

    Ordered by what makes the biggest difference and what to do first. No follow-up meeting, no commitment, no questionnaires over the phone.

02 · What we go through on site

The five areas where a private sale most often breaks down. We don't discuss them in general terms — we discuss them on your property and in your listing.

The price

The most common reason a listing sits for months is the price. I compare it with what comparable properties in your area actually sold for — not what they're being offered for. Those are two different numbers and the gap between them tends to matter. I'll set the price for you and back it with data, whether it comes out higher or lower than you expect. If the price is off, neither new photos nor better copy will fix it.

The listing

The photos, the text, the floor plan and everywhere the listing appears. I'll tell you specifically what to rewrite and what to reshoot: which photo has to come first, what to cut because people read the same line in every second listing, and what's missing, so a buyer has to ask — and most of them would rather not ask and click on instead. The floor plan is almost always missing, and it's one of the first things a serious buyer looks for.

The property

What puts a buyer off before they get to ask anything else, and what they'll remember from the viewing. I'll tell you what's worth fixing before the sale and what isn't. A major renovation usually doesn't come back in full in the price; the small things costing a few thousand that decide the first impression get overlooked almost every time.

The paperwork

Easements, liens, the actual state not matching the land registry, a missing or expired energy performance certificate, a title deed nobody can find, a co-owner who doesn't know about the sale yet. These things don't kill the sale at your end — they kill it at the buyer's mortgage stage, by which point you've lost months and the buyer has bought elsewhere. That's why I want to see them before you shake anyone's hand.

The viewings

How you run them, what you say, and what you should be asking instead. The most common mistake is talking a lot and finding out nothing: a buyer with the money ready, choosing between two flats, needs something different from one who first has to sell their own home and is still finding out whether the bank will lend. I'll show you how to tell them apart and how not to undercut your negotiating position in the first few minutes.

You leave with a list of steps in the order to do them. I won't pitch you anything. The consultation is paid for precisely so that it stays independent — it isn't a meeting where I talk you into signing with me. If you want to keep selling on your own afterwards, that's fine, and it's a common outcome.

The price depends on one thing: how far the property is from Brno. I'll travel up to 100 km.

I confirm the price upfront from the address, before we agree a time. No travel surcharge, no items that turn up on the invoice later.

04 · Who it's for — and who it isn't

It's for you if you're selling privately and want to carry on doing so, it's just not going the way you expected: the listing has been up for weeks, the phone doesn't ring, or the only people calling are agents. And it's for you if you're just starting out and want to get it right first time — that's cheaper than fixing it six months later.

It isn't for you if you need an expert appraisal for a bank, a court or the tax office. That's done by a court-appointed expert and my consultation doesn't replace it. I'll tell you that on the phone, not once I'm standing there. Valuations for probate I do handle — that's a different service from this consultation, so just get in touch and we'll go through what you need.

And it isn't a meeting about representation. If you're looking for an agent to take the sale over, just say so — that's a different service, a different conversation, and it's paid out of the sale.

05 · Why me

I've been in real estate for 18 years and have over 700 completed deals behind me. On top of that, I sit on the examiners' side at the state qualification exams for real estate agents — where I ask about exactly what we cover in the consultation: pricing, contracts, reservations and defects. So I'm not coming to your property to sell you my services, but to tell you where I think it's breaking down.

Will you really not pitch me anything?
No. The consultation is paid for precisely so that it stays independent — it isn't a meeting where I talk you into signing with me. If you want to keep selling on your own afterwards, that's fine, and it's a common outcome.
And if I change my mind afterwards and want you to handle the sale?
That's possible, just get in touch. But the consultation isn't a condition, it isn't a deposit against commission and no discount follows from it — you pay for it either way. If it were deducted, it would stop being independent and you couldn't trust a word of it.
How long does it take and what should I prepare?
It's charged by the hour, so the scope is up to you; we'll agree on the phone beforehand how much time your property needs. Have the listing, the title deed, the energy performance certificate, a floor plan and a current land registry extract ready. If something's missing, that's fine — just tell me in advance.
I need an expert appraisal for a bank or a court. Is this enough?
No. An expert appraisal for a bank, a court or the tax office is done by a court-appointed expert and my consultation doesn't replace it. I'll tell you that on the phone before we agree a time. A valuation for probate I do handle, it's just a different service — tell me what it's about.
You offer a free valuation. Why pay for a consultation?
The free valuation answers one question: what it can sell for. The consultation deals with the whole sale you're running yourself — besides the price, also the listing, the property, the paperwork and the viewings — and above all, I have no interest in you handing me the sale. That independence is what you're paying for.
How far will you travel and what will it cost?
Up to 100 km from Brno. The price depends on the distance: CZK 2,000 per hour in Brno and up to 25 km around it, CZK 2,500 per hour 25.1–50 km from Brno, and CZK 5,000 per consultation beyond 50 km. I confirm the price upfront from the address.
