Letting without the hassle means I do the work: photos, listing, viewings, and picking a tenant I actually know something about. You get a vetted tenant and the full paperwork.

That window runs from the moment I can photograph the flat to picking a vetted applicant — for flats listed at a market rent. Signing and handover then happen whenever suits you.

01 · What I do for you

  1. Photos and listing

    Photos, listing copy and posting to the portals. I set the rent by what comparable flats nearby actually let for, not by wishful thinking.

  2. I run the viewings

    You don't have to be there. I filter out the no-shows and the people the terms don't suit — and I ask the questions that tell you something.

  3. I vet the applicants

    Every serious applicant gets checked against the central register of executions and the insolvency register. If the tenant is a company, I check the company too.

  4. Contract and handover protocol

    A tenancy agreement with a deposit, a fixed term and payment to a bank account. Plus a handover protocol with photos, meter readings and an inventory.

  5. I hand the flat over

    Keys, meters, signatures. You're left with a tenant, complete paperwork and my phone number if anything comes up.

02 · What it costs

One month's rent. And here's the part that surprises people most: the tenant pays it, not you. The whole service costs you nothing.

No minimum commission, no upfront advertising fee, no year-long exclusivity.

03 · Letting agency vs. “guaranteed rent”

Alongside a normal letting service, there’s a model where a company rents your flat itself and sublets it on. It sounds convenient — it's just worth knowing where the profit in that model comes from.

04 · How I vet tenants

Every serious applicant is checked in two public registers: the central register of executions kept by the Chamber of Executors, and the insolvency register. If the tenant is a company, I also look at its history and whether it files its accounts.

And straight to what those registers can't do: tax enforcement by the revenue office, debts to insurers and arrears that haven't reached an executor yet simply aren't in them. A clean record is a strong negative filter, not proof of solvency — and that's how I treat it.

05 · Frequently asked questions

Do I really pay nothing?
That's right. With lettings my fee of one month's rent is paid by the tenant, not the landlord. The service costs you nothing.
What does “within a week” mean?
That from the moment I can photograph the flat and put the listing up, I usually pick a vetted applicant within a week. It holds for flats listed at a market rent — with an inflated price, or a flat still being cleared or renovated, it takes longer and I'll tell you so upfront. Signing and handover then happen whenever suits you.
Do you manage the tenancy afterwards?
No. My work ends at handover — I don't do property management, rent collection or utility settlements. If something gets complicated during the tenancy, do get in touch and I'll advise, but I won't take over the day-to-day management.
Do you verify applicants' income?
No, and I won't promise that. I check the central register of executions and the insolvency register, look at the history and at how an applicant answers questions. You can make proof of income a condition of signing — and their reaction will tell you plenty.
Do you pick the tenant without me?
No. You approve both the tenant and the terms. I bring you vetted applicants along with what I found out about them, and a recommendation. The decision is yours.
Do you let houses and commercial space too?
Yes — flats, houses and commercial space. Most often it's flats in Brno and the surrounding area.
