02 · Why I do it for free
No catch. You get a number that helps you decide. I get twenty minutes to show you how I think about selling. Some people call right away, some in a year, some never — all three are fine by me.
03 · What goes into the valuation
A valuation isn't a single number pulled from a spreadsheet. It's built from five layers, and each one can move the final price by hundreds of thousands.
- What comparable flats and houses nearby actually sold for, not what they were listed at. The gap between asking and final price is wide, and listings won't show it to you.
- I look for sales that resemble yours in layout, floor area, storey and condition. The closer they are, the tighter the range I can give you.
- Storey, lift, which way the windows face, cellar, parking, quality of the refurbishment. Two identical flats in the same building routinely differ by hundreds of thousands — it takes a proper look to find out why.
- Mortgage liens, easements, a lease running for another two years, co-ownership shares. These don't move the price so much as decide whether the sale can happen at all — and how long it will take.
- How many similar properties are on the market right now and how fast they disappear. The same flat is worth one thing in spring and another in December.

04 · Flats, houses and land turn on different things
- Flat
- Storey, lift and which way the windows face. But the building itself matters more and more — the state of the façade, the sinking fund and any planned works show up in the price sooner than most owners expect. Housing-cooperative ownership is a chapter of its own.
- House
- The ratio of living space to land, technical condition and energy performance. Extensions and DIY work without paperwork can knock more off the price than they cost to build.
- Land
- The zoning plan and utilities; everything else comes after. Two neighbouring plots can differ several times over depending on what may be built and how far the connection runs.
- Commercial and other
- No spreadsheet works here. It comes down to yield, the lease agreements and who the realistic buyer is — which is why I ask the most questions about these.

06 · Who does the valuation

Bc. Pavel Maloušek. 17 years in South Moravian real estate, 700+ properties sold, former branch manager at a large real estate network. I do every valuation myself. And one more thing: at the state licensing exams for real estate agents, I sit on the examiners' side of the table.
